The Hidden "Money Pit" Beneath Plymouth’s Cobbles: Is Your House at Risk?

If your property backs onto one of Plymouth’s historic cobbled service lanes, you likely share a piece of Victorian history that most homeowners don’t even know exists—until it starts costing them thousands of pounds.

It’s called a Buchan Trap (or Interceptor), and at Flux Sewer Ltd, we’ve recently seen how these hidden "ticking time bombs" can turn a simple blockage into a financial nightmare.
The Plymouth Connection: A Victorian Legacy

raced streets and cobbled rear lanes were a marvel of 19th-century engineering. To keep "sewer gas" from entering homes, engineers installed Buchan Traps at the boundary of almost every property.

These traps were designed with a deep U-bend to create a water seal. While they served a purpose 100 years ago, they are now the leading cause of drainage failure in the city. Because they are often buried 3 metres deep and positioned directly under or next to rear boundary walls, they are notoriously difficult—and expensive—to repair.
The Case of the "Impossible" Blockage
We recently attended a property in Plymouth where the owner was at their wits' end. Their drains were surcharging (overflowing) every couple of weeks.
Several other companies had visited, "cleared" the flow with rods, and left. But within 14 days, the water was back. The common consensus? "It’s a broken trap—you’ll need to dig it up."
Given the 3-metre depth and the proximity to the garden wall, an excavation would have cost the homeowner upwards of £10,000.
How Flux Sewer Ltd Saved the Day
We don't believe in "guessing" when thousands of pounds are on the line. On arrival, the system was completely surcharged. We used a combination of High-Pressure Water Jetting (HPWJ) and our specialised vacuum unit to clear the standing water and see what was actually happening.
The Diagnosis: Deep inside the U-bend of the Buchan Trap, we located four large stones ranging from 2–3 inches in size. They were too heavy for standard jetting to wash away. Instead, they sat at the bottom of the trap like a dam, catching every bit of debris that passed through.

The Result: Using our vacuum unit, we carefully extracted the stones and performed a full visual inspection of the trap. The trap was perfectly intact. No cracks, no movement, and—most importantly—no need for a 10-foot deep trench in the customer's garden.
